
The Gulf Coast Eventus Fund, (GCEF), is a non-registered private equity fund focused on the central west coast of Florida and the substantial growth in the residential real estate market. GCEF will seek to provide investors significant growth of their capital contributions by investing primarily in residential related projects including new construction single family homes, preexisting value-added opportunities, land development and other special use properties having a residential component. David Hagan will oversee the investment choices, real estate development and related operations of GCEF while administrative, marketing, regulatory and accountability will be the responsibility Louie Monticello and Brianna Bevelock.

GCEF’s focus is to tap into the explosive growth in the Southwest Florida area. Primarily, investing in the greater Tampa Bay area, including but not limited to Pinellas, Manatee, Sarasota, Hillsborough, and Charlotte counties. GCEF has identified specific growth opportunities of new residential construction, value added projects, land development for residential and mixed-use projects and special use opportunities. We will take advantage of our overall extensive experience and unique position with Mr. Hagan as a licensed real estate broker and general contractor to maximize the internal control and guidance of each investment opportunity. Southwest Florida is experiencing unprecedented rapid growth and the demand for more residential development is constant. In the first two quarters of 2024 more than 125,000 single family homes have been sold in the state of Florida according to Florida Realtors quarterly market reports. In fact, the US Census Bureau lists Florida as the fastest growing state for the first time since 1957. GCEF seeks to fill a gap that larger developers pass over, but smaller investors don’t have the resources and experience to handle. While GCEF is not focused specifically on multifamily housing as an income producer, those opportunities will not be excluded from consideration if a value-added aspect exists, and targeted return rates are possible. Through Brince Realty LLC and Brince Construction LLC, owned and managed by Mr. Hagan, GCEF can manage the entire process of acquisition, development and sale of assets. We will utilize strategic debt financing on certain investment projects to maximize return on investments and manage cash flow. Each asset of the fund will be held in title in such a manner that any liability and financing component of that project will be limited only to each individual asset.
